Building Requirements
It is the purpose of the Committee to insure that structures comply with the Restrictive Covenants and are in harmony of external design and location in relation to surrounding structures and topography. Compliance with the
Twin Lakes Association Restrictive Covenants does not necessarily mean that you have met the requirements of the
City of Rogers City or the County of Presque Isle or the State of Michigan. You should check with these units of government before plan submittal.
TWIN LAKES ASSOCIATION
BUILDING CONSTRUCTION APPROVAL REQUIREMENTS
Architectural Control Committee
Review and approval of all construction within the
Association is the responsibility of the Architectural
Control Committee pursuant to Articles VI and VII of the
Twin Lakes Association Restrictive Covenants.
The Committee shall review Association site and building
plans for compliance with applicable sections of the
Restrictive Covenants and issue a recommendation for
approval/disapproval within 30 days of receipt of plan submission by the
petitioner.
The Committee site and building approval process shall
evaluate petitioners compliance with the following
specifications as approved by the Board.
Building Specifications and Restrictions
The Committee shall review all structures for compliance
with the current standards as adopted by the
Association. Additional specifications and requirements
unique to Association building sites are as included
below:
1. All lots not otherwise specifically
designated upon a recorded plat or recorded Declaration
by Developer shall be used for residential purposes
only, and no business, commercial or manufacturing
enterprise shall be conducted on said premises.
2. No building shall be erected, altered,
placed or permitted to remain on any lot other than one
single family dwelling not exceeding two and one half
stories in height, and one private garage or boathouse,
or combination garage and boathouse for family
automobiles and boats.
3. The outside finishing of all
buildings must be completed within one (1) year after
construction has started, and no asphalt shingles,
imitation brick, building paper, insulation board or
sheathing or similar non-exterior materials shall be
used for the exterior finish of any such building;
exterior finish shall be wood or asbestos shingles,
siding, logs, brick, stone or concrete.
4. Every dwelling shall have a foundation
and not less than 600 square feet of enclosed living
space exclusive of porches, breezeways, carports,
patios, pool areas, garages and other accessory uses.
5. No
basement, tent, shack, garage, barn or other outbuilding
shall at any time be used as a residence, temporarily of
permanently, nor shall any structure of a temporary
character or any building in the process of
construction, be used as a residence.
6. No signs of any
nature not previously approved by the Architectural
Control Committee shall be permitted on any lot.
7. No animals, livestock, or poultry of
any kind shall be raised, bred or kept on any lot,
except that doge, cats or other household pets may be
kept provided that they are not kept, bred or maintained
for any commercial purposes.
8.
Noxious or poisonous weeds shall not
be permitted to grow on any lot.
Site and Building Approval Procedures
The Architectural Committee review shall include all
proposed buildings, garages, storage buildings, septic
tanks, wells, docks, fences, signs (permanent or
temporary) and additions or exterior changes to existing
buildings or approved plans. It is the purpose of the
Committee to protect the property owners from buildings
that are not in harmony in design or location as related
to surrounding structures and topography and to assist
property owners in obtaining a residence in accord with
the Covenants.
The Committee authority does not extend to details of
construction, and assumes no liability for construction
deficiencies or errors.
Property owners are directed to mail or deliver two
sets of the property site and building plans to:

Plans shall comply to and include the following information:
1. A plot plan of the property showing the proposed
locations of the building or buildings, driveway,
septic system, well and any other proposed
construction. This plan must be drawn to scale and
shall indicate all property lines, lake and/or road
frontage with dimensions from structures to the
property lines.
2. The well and septic system must be separated by a
minimum horizontal distance of 50 ft. This includes
any well and septic on adjacent property.
3. Septic tank capacity must be stated in gallons.
Minimum liquid capacity for single and two family
dwellings: 1 or 2 bedroom - 800 gallons. 3 or 4
bedroom - 1000 gallons. 5 or more bedroom - Add 250
gallons per bedroom
4. Floor plans for each level of the structure must
be drawn to scale.
5. Front, rear, and side elevations of the building
must be drawn to scale.
6. A typical wall section drawing must be submitted
as a part of the plans showing detail of the
footing, foundation wall, framing, the materials to
be used and dimensions.
7. Plans and specifications must be identified with
the name, address, and telephone number of the
property owner as well as the lot number.
8. The name, address and telephone number of the
builder or general contractor must also be included
with the plans and specifications.
9. Approximate starting and completion dates for
construction must be included.
It is the Committee’s intent to make decisions on plans
as soon as possible; however, the Restrictive Covenants
allow a 30-day limit for the decision. A satisfactory
set of plans and specifications will be checked “APPROVED,”
and one set will be returned to the owner. If
the plans are not approved, the owner will receive the
Committee’s reason and recommendation for their
correction.
Changes to approved plans are not
permitted until re-submitted for approval.

property during construction.

The Architectural
Control Committee shall not approve construction plans
if they are inconsistent with Twin Lakes Association Restrictive Covenants, current
governmental ordinances or are not in harmony with the surroundings.
